You should try to move the left navigation up so the user doesn't have to scroll so much. Also, what's with all the Google ads?

I agree with the last post, you need to pull the links on the left side navigation up so it is easily visible to visitors.
The logo header file is quite a large file as well, maybe look at cutting it up into smaller files so the page loads quicker.

@badie321: Why all the google ads? The really seem to distract for your own company (probably driving away potential customers to other competitors). Tends to clutter things up as well. Sell your business first, then if you really can't help a client send them to someone who can. Don't send them away first (for the couple cents you make on a click)
Otherwise, not bad though I'd move the navigation on the left up some.

I'd try to avoid using frames wherever possible, they just don't get indexed well. Two separate scroll bars (necessary to get to the contact info currently) can be confusing to viewers. There may be legal issues when framing content from other people's websites as well. (Inman news for example)
Also, thumnail pictures should actually be separate images from the original size, otherwise they are far too large and take quite a bit of time to download. The first two pictures on your 'current listings' page are 1000kb and 800kb respectively (the 3rd won't load). Resized to the size it's actually being displayed at, it weighs in at only 12kb. Users won't wait around for huge thumbnails to display.

I agree... let the google ads go, you don't need them. The dark colors kind of throw me off a bit. Keep the word to a minimum... from my expereience building websites and marketing for real estate, the end users (customers) don't like reading much... Less is more and keep it simple! GL

Blake... great site. Simple and easy! One suggestion: have your web developer make buttons for your key links. ex: (Search the entire Oxford area mls) It will make it pop out more. Right now it just looks like text and some customers may over look it.
In general, people visiting your site don't read much, so color and visual cues are essential.- REMarketer -

try to set an link block at the top, not content, users will think it`s a navigation menu
