Overall, I like it. One suggestion is where you have the area that says, "What are you looking for" - I would make these hyperlinked to the areas because otherwise, the visitor feels like, "Yeah, I am looking at one of those but there's nothing to select" - Make those links that give the visitor more information and let them fill out a visitor card that gives them more information.

I like the links idea -- Done!

Visitor card, will possibly consider -- but I'm not a realtor so don't want to spam the user or have anything I would like to send them, might consider a newsletter in the future though.

I went back to look at the site, love the hyperlinks. I will dig further and see if there is anything else I notice. Good job!

Yeah, not bad at all - I am not a fan of joomla sites but this one looks quite nice. It looks nice and clear, not over the top with ads and things flashing all over the place.

Must say one of the better sites that I have seen from your side of the ocean, but the ads on the search page do overlap - and you havent put any phone details - but maybe you dont want to.
