    Yeah, not bad. Not a Joomla fan myself, but that is just personal opinion.

    One thing that I might comment on is advertising your product. The most important thing that visitors should see no matter what page they land on your website is your product which is obviously properties that you have for sale.

    Maybe move your latest properties which are right down the bottom on the right side navigation and have them running horizontally underneath your top nav bar?

    Your search engine on the top is not very easy to see, maybe make it stand out a little more or make it bigger including other fields to make searching simpler?

    Other than that, loads of content and some good features to entice visitors back to your website.

    I like the ite very much. Maybe a small thing is that there is too much movement in the header of the site. There are 2 pictures moving and then you have the News and Articsle moving/changing.

    Looks like a pretty clean site to me. Should do pretty well with keeping the consumers attention.

    Who do you use for your website, was it built for you or is it a template site? What do you like and not like about it? Is it costly

    The design is basic but gets the job done. I like the slideshow. The only thing I would change on the main page is the length of the intro text. Allow your visitors to visit more than one page on your site. Certain action word links should get the job done.

    It's a nice website but you can do better. The slideshow is cool. I hope you're doing good in SEO because you got a reall nice domain!
