I think the Studiopress themes from Brian Gardener are excellent. He has a specific agent theme and he has a couple of other themes that are excellent for real estate sites. You can check them out at the link below.
http://www.studiopress.com/demo/agent.html
That link can also be used to check out the other themes through the theme demostrations drop down in the top right hand corner. Hope that helps!

Wow, that theme rocks! I made a Real Estate news related blog instead of using listings. It opened up my options for WP and also the main reason I did it is because it is much easier to create SEOptimized content and the results really show it.

The agent I work with is having an Agent Theme based site developed for her. Anyone have any good hints as to site usage, plug ins, etc?

Best theme is your own
First I must say that word press is defiantly the way to go. Second I have tried several different templates and the one I was finally happy with was one I developed myself.
The code is not that hard to plug and chug on and just making a blog look like the rest of your website is the most gratifying to me.
However if your looking for a turn key, I know people who are happy with "agent" theme at briangardner.com

I suppose I should have elaborated. The developer used Agent Theme as the base, but totally customized it, while maintaining the great posting features. She chose to make the whole site Wordpress driven, using lots of static pages.
We love the way it's so easy to add new properties, and to tag them with school district, green features, whatever. I'm just curious to know if anyone else has any hints on how to maximize it further.

what about IDX
I will hand you that the wordpress behind the "Agent" theme makes it easy to add your own listings.
However if your using wordpress for your entire site how are you pulling in your MLS?
I have not see an good & inexpensive solution for wordpress and an IDX solution from your MLS. Which is why I think wordpress should just be an addition to your site not a stand alone.

She used it in a frame, with a "Search for Homes" link on each sidebar. It's working quite nicely, actually.
We do realize it's not the best solution from an SEO perspective, but we decided that was the way to go for us.

We bought that template for another one of our websites, was great until wordpress started doing more frequent upgrades and then the template started getting errors and problems everywhere. There must be some other wordpress templates for estates agents out there that are better than this one?
