Joomla
I use the Joomla CMS (content management system) for all the websites I build. Its really easy to reskin and customize. Since I cant link, you'l have to google it =-)

I've used Joomla on 3 non real estate related projects.
Was wondering what extensions you're using for real estate.

For most real estate websites, JOOMLA is really overkill. Unless you need the extra bells and whistles, it really isn't the best solution for real estate sites. In my opinion, Open Realty is ultimately the best solution for small to mid real estate websites. It is free, open source and can be used as a turn key solution with little work.

I am building a real estate site based on Joomla and love it. I think it is a great way to go with real estate site as it allows you to expand ever on ward.

What features of JOOMLA do you love most? I know they have a large base for modules and such, but strictly talking real estate... what advantages or features do you prefer over other real estate solutions?
