It sure is a fine line between promotion and spamming. I've been in forums where I did contribute to the discussion, but was accused of spamming because I was promoting a site called. See-My-Property.com.
The part missed by the accusor was that many of the postings I replied to were related to the site in terms of advertising.
Granted, if you're droping a site into a post that has nothing to do with the original posting it might be suspicious, but how many people answer postings JUST so they can add their signature w/ website link?
I agree with one previous poster. We're all trying to be successful in some way with something. Take it all in stride and don't be too critical. With any luck, you might just stumble on one spam posting that actually proves beneficial.

Like most of these one hit wonders that join the forum, their site is a flash in the pan. If you visit the site of the original poster you will see it is no longer in operation.
Some people just don't get it. If you want to have a successful, money generating web site it takes a lot of time and perserverance. Especially if you're trying to build a multi-agent, multi-location site. That can take a few years to develop.
Here's a tip for all of you agents out there. If someone emails you, calls you, or posts in a forum about their "next great thing on the web" take it with a grain of salt. Before you commit any money or even any time, ask them a bunch of questions including:
1. Can you show me any successful sites that you already have up and running?
2. What is your business model for promoting the site to BUYERS? Most of the fly by night sites are great at cold calling agents, but they have no idea how to get buyers to the site.
3. If they tell you they are promoting the site through SEO or PPC, ask them for KW's and search engines, then check their position. If they give you crap KW's (anything other than city name + real estate) run away. If the KW's are decent, tell them you will call them back in 5 or 6 months so you can make sure their PPC or SEO campaign is stable.
4. Look at the agents that list on their site, then call them and ask what kind of exposure, traffic, and leads they receive.
99.9% of the general real estate sites out there will provide you with zero traffic and zero leads. Don't be fooled.

Great real estate web sites
I'm not going to mention any names or give any links, because people can easily google real estate web sites in Australia at least, and the ones that come up are really excellent.
You only have to visit them to see how well they function, how up to date they are, and what a vast number of properties they list.
I think the reason they work so well is that most of the big agencies feed direct to them - quite literally they're managed by reputable, licensed agencies.
