    Have you tried having an email sign-up form on your webpages so you can let visitors know about the auctions? Whatever you're doing to get the word out will yield more results when visitors just cruise by. Personalized invitations sent to email should increase attendence.

    emails are great if you have a list. You should also try advertising it on oter website

    Quik and easy - news paper ad in the open house section, and an ad on craigslist in the same section.

    Try craigslist, email flyers to realtors in your area. For the email flyers, you don't have to have the email list yourself. there are companies providing the service. It cost $10-$15 per one flyers to send to thousands of realtors depending on number of members in the areas. Google, eflyer to realtors or something like that.

    For bidders, writing a cover letter explaining how much you like the home and how it is perfect for your family are sometimes considered and may be the reason to grant the house to you.
