    Default Want to sell property without real estate salesman?

    I took a property off the market a while back cause it didn't sell. Now there is someone who wants to buy it. The trouble is it is not listed with a real esate man. what precautions do i take to sell property? Note the guy is a family friend which will help. Please no real esate people answering saying list with them only.

    Default Real estate legal question? buying a property?

    I have recently put a property under contract, subject to finance, sign the papers. I then got the loan, and the deposit organized and was almost ready to sign the home loan documents when the real esate agent called and stated that we had to come back and resign a new contract as he stuffed up and marked the home as residential not rural living. As a result this bumped up the deposit i needed form 5% to 10%, which worked out an extra $10 000, which i cant afford. What are my legal rights? I have a copy of a contract stating residential and have refused to sign anything else at this point.

    Default Get local legal representation

    Hi,

    I'm not sure about the process of conveying land where you live, but here, after the realtors have put a buyer and seller together, it ultimately comes down to the lawyers. If you have a buyer already, you should be able to just go straight to them (if it's the same process there)

    My advice to you for question #1 is to check with a real estate attorney in your area, as the laws can vary significantly from region to region.

    Unfortunately, it also sounds like you may need a lawyer anyways, based on your second post.

    Default residential vs rural

    First, Dennis is right, talk to a lawyer.

    Second, it doesn't matter what a contract says (residential property etc), what does matter is ZONING, find out what the property is ZONED (city Records), once you know, call you bank and FIRMLY BUT KINDLY got over your downment options...

    To buy house one has to go for investment of huge amount as properties cost much, the budget must be planned before making any decision to buy homes. It is important to select the desired location and hire real estate agents for searching homes, hiring a agent can save lot of time and can help in the documentation while dealings.

    Very simple, you can advertise about your home sale to the news papers (especially local news paper).

    While it's true that you can advertise your home in a newspaper, that's not the only value that Real estate agents bring... not by a long shot.

    I would strongly urge against doing it by yourself unless you are highly knowledgeable about real estate, and the market. The goal is to sell your property fairly quickly, and for the maximum value. While there isn't anything utterly extraordinary about what most realtors do, if you get a good realtor, their knowledge and experience about staging your house, and maximizing value can more than pay for their commissions.

    Even if you decide to do it yourself, I would still urge the paying of sellers commissions... effectively 1/2 of the commissions. Simply put, you want agents bringing their clients through your property.
