Basic knowledge? I guess in real state business you have to know first the laws involving property. You should be familiar in different places to offer clients good properties in different areas,for many and different choices.

Be Prepared
Like the motto of the Boy Scouts...."Be Prepared"
I tell my customers who want to invest that the most important step is to "Be Prepared".
If you going to get that hard to find deal you must have done your homework and have your finances in order before the deal every shows up as a listing.
Some of the best deals I have found for clients we had offers on the table within 2 days of it being listed, and we won the contract because they knew what it was worth and had their financing in order.

There is always a risk involve in real estate investing. You can make a lot of money by investing in real estate. Educating yourself of the ins and out of the industry is a good idea.

Not using a Realtor and trying to sell house by owner is more advantageous as it saves the commission part of the deal is been saved. Dealing in real estate can be very helpful with the help of the agents who are expertise in making deal.

If you really want to make investments easier, while keeping the most in your pocket, why not approach a seasoned or hard working realtor and partner with him directly for your deals? when you procure property he/she gets a cut of commision (not from you) and he will sell your property quicker than you could for a discounted amount
