    Lightbulb Generating more Contacts

    I am a new agent that is looking for advise and tips on how to generate more contacts in order for me to get a sale. I know this is a tough market but i want to be able to generate a sale. I was wondering if there was any tips as far as marketing tips online and offline. I know that SOI will generate most leads but i am looking to expand on way to advertise my self faster to potential buyers and sellers... any one have any good tips for this new agent?

    Many, get your broker's help, contact fsbo's and expired listings, farm a group of people you want to get to know, do first time home buyer classes, etc, etc, etc.

    Pretty much what has been said already. Handing out cards can be very helpful as well as fsbo's. Posting on different sites especially Craigslist for your area seems to be helpful.

    Default Tips for new agents

    Usually there's quite a lag between starting as an agent, getting listings, and finally getting sales, before the commission starts flowing. You need tips that are going to short circuit this as much as possible.

    It's really important to be selective about the methods you use, and take massive action on them. Here are a few ideas I recommend:

    Data base massage: Spend 30-40 minutes each day calling your "farm" with an offer of a report that may be of interest to them (eg, if they are renters, a report about getting into their own home, if they are home owners, a report on increasing the value of their home, or a report on how to become a successful real estate investor). Call everyone 90 days after the first call with an offer of yet another report. Each report might have an invitation to a live seminar.

    Hold seminars (reach more than one person at a time) on the topics of your reports, or on topics your "farm" has indicated are important. This could be home security, dealing with mortgage stress or in fact any topic related to home or family.

    Door knock, but not the usual way. It's more "I'm ringing around the neighbourhood offering advice on topics relating to renting or home ownership and I just wanted to show my face. What particular concerns do you wish you could get better information on? Promise to get back and leave your card.

    Strategic networking (I wrote this one in another post). It's a free book called "Strategic Networking Payoff" and I don't have the link for it but it's somewhere on the net for sure. That's a way to build pipelines of warm referrals very fast.

    When you do sell a home, make sure the gift you give the new owners is unusual enough and exciting enough that they'll tell everyone! (And of course give them your card.) Definitely keep in touch with these people to keep sending handy little reports about getting more enjoyment and value out of their home.

    Visit sites particularly those who make connections between real estate players, surely they'll be able to help you generate more contacts. Proven its effectivity with its wide source of buyers. Doing online is the best way to generate more contacts, you can get as many as you can in a short period of time. Also do door knocking, though it's too old fashioned, but it's one best way to introduce yourself, so you can get recommended to others. Real estate is a big industry, and it's hard to find more contacts if you don't have the edge to others. And internet is a big source for that.

    I like to work with the accumilation effect,

    Cold Call
    Warm Call
    Hand out cards
    Socially network
    List and Sell and then tell everyone what you did.

    You will see people will want to jump on your wagon!

    Try to join on real estate agent associations or communities. This can help you to be friends with other real estate agents for you to get some referrals. Once you get a potential client, provide the best service that you can give to satisfy him and build a good relationship. In that way, that client would also refer you to some of his friends.

    Sounds like it is good way you are going to.. You need to improve your business advertisement campaign's by participating on different relevant property portals to promote your idea over their..

    Starting out is tough. Find a broker that will provide leads for you. They will take a portion of the comission but it is a fantastic way to get started. Once you start making contacts with buyers and sellers they will refer you to their families and friends. Then the ball will really get rolling for you.
