As you already know SEO, I guess you are looking for advice on how to start your business.
The best solution is to use what you already know: use your SEO knowledge to advertise your expertise. Use the keywords "real estate SEO", "real estate websites", etc. as your new goal.
Then, as people visit your site for your expertise, let them know your costs for the promotion. Then, charge and work...
Examples of your SEO work will expedite the process.

Top Six List - Starting an SEO business
I have been doing SEO for quite some time and it is not easy to get started if you don't have a client list. I am making a list of things that I consider to be important for SEO self-starters:
1. Be patient but never stop marketing yourself.
2. Talk to local small business owners, be honest with them about their expectations and results. Start with small clients. Make them happy, get testimonials.
3. Use the best tools you can afford. Good SEO tools do not come cheap.
4. Keep up with latest developments in search engine marketing daily.
5. Organize yourself, if you get busy 24hours is not enough. Keep time of every activity.
6. Create a marketing plan for yourself and spend at least 4 hours per day.
7. Have a well-designed professionally looking website.
8. Use social media and local business associations to promote yourself.
9. Have your business card in your wallet and pass it around when people talk about the web.
10. When working with clients present with a clear payment plan and do not let yourself being bullied by people who do not want to pay you after you get the job done. I have seen several instances where poor SEOs after months of hard work ended up with nothing. Put all agreements on paper.
================================================== ===
I am quite busy doing not just SEO but a full array of Internet marketing services and work on retainer basis with most of my clients. I have hired people in the past to help me with some basic tasks but after latest Google updates I ended up doing everything myself because most of inexpensive SEOs use outdated techniques and it takes more time fixing stuff.
What you have chosen is not an easy money
Hope this is helpful
