Keyword Research Phases
Hello Everyone I would like to share something about Keyword research. Hope this helps.
Keyword research is critical to the process of SEO. Without this component, your efforts to rank well in the major search engines may be misdirected to the wrong terms and phrases, resulting in rankings that no one will ever see. The process of keyword research involved several phases:
1. Brainstorming - Thinking of what your customers/potential visitors would be likely to type in to search engines in an attempt to find the information/services your site offers (including alternate spellings, wordings, synonyms, etc).
2. Surveying Customers - Surveying past or potential customers is a great way to expand your keyword list to include as many terms and phrases as possible. It can also give you a good idea of what's likely to be the biggest traffic drivers and produce the highest conversion rates.
3. Applying Data from KW Research Tools - Several tools online (including Wordtracker & Overture - both described below) offer information about the number of times users perform specific searches. Using these tools can offer concrete data about trends in KW selection.
4. Term Selection - The next step is to create a matrix or chart that analyzes the terms you believe are valuable and compares traffic, relevancy and the likelihood of conversions for each. This will allow you to make the best informed decisions about which terms to target. SEOmoz's KW Difficulty Tool can also aid in choosing terms that will be achievable for the site.
5. Performance Testing and Analytics - After keyword selection and implementation of targeting, analytics programs (like Indextools and ClickTracks) that measure web traffic, activity and conversions can be used to further refine keyword selection.

Would advise choosing long tail keyword phrases which are not so competitive.
So normally we concentrate on 3 + keyword phrases that have traffic (google external keyword tool will tell you traffic).
Use intitle:"your keyword phrase" in search box on Google.com. If less than 1000 competiting pages - go for it!

Real Estate Keywords
The previous poster mentioned not competing for keywords that have more then 1000 competitive pages. Words with so little competition in my experience will not result in any traffic to your website; plus I can't remember the last time I searched for anything on google that had so few competitors.
Looking for a realtor in Minnesota? How about a Missouri realtor in St. Louis or Kansas City? Agents Ranking researches the performance of thousands of real estate agents every year and hand selects the best realtors. You can also find information on Minneapolis Realtors at Minneapolisrealestates.com.

agentsranking....
Here is an example: black hat seo forum
Google reports 350 monthly searches
intitle:"black hat seo forum" reports 358 competing pages
I'd be happy to get 350 searches for little work .... sorry but I am not going to give examples in RE!

Competing Sites
Maybe I have been looking at this incorrectly. When I click on the link I show 244,000 competing sites. What are you looking at that I am missing?

To get the intitle competition, you need to add in the google.com search box:
intitle:"black hat seo forum"
All of it!
359 competing pages only

I would like to add "When conducting keyword research for a client it is imperative to turn to a keyword research tool and start looking up search volumes on keyphrases that come to mind. Also, evaluate the keyword effectiveness index (KEI) of each key phrase to determine the competitiveness and feasibility of a term."

I think keyword phase is not that important as according to Google as they have lowered down the importance of them. Still its better to use keywords which are generic ones. This would help to be in the race and you are sure to get traffic.
