Selling Condo - Feedback on FULL 6% to Selling Agent ?
My hubby and I are planning to sell our condo in Plantation.
We are NOT trying to cut out the agents. We plan to pay the full 6% commission, but would like to direct it entirely to the selling agent.
We plan to use a flat fee mls service (and realtor.com), and act as the listing "0% commission" agent. Our hope is that an agent/broker is more likely to show our place if they know that they will not have to split the commission with the listing agent. They would get the whole enchilada!
To us that translates to having more agents conducting themselves with the vigor of a listing agent and putting us at the top of their list. In the vernacular of DH - "incentivize" the professionals!!

If you are only paying a commission to a buyer agent, as is common on flat rate listings, the buyer agent shows the properties that fit their buyer's needs best-not the ones that pay them more. Commission does not matter, finding the right property at the right price in the right location with great condition matters. A buyer agent is ethically/legally bound to put their client's interests ahead of the commission check.

While it is true that buyer agents who are realtors are ethically bound to show their buyers properties that suit their needs the reality is there are a lot of real estate agents who will jump through flaming hoops for 6%.
I always give more commission to the buyer agents than I keep on my listings for the same reason as you are doing and it works. Just make sure you have your condo priced right. No amount of commission or bonuses will help sell an over priced property in this market.
Anybody who uses these flat fee listing companies needs to do the same thing because it ends up being twice as much work for the buyer's agent when they have to deal directly with the owner.Last edited by Greg; 03-13-2009 at 06:26 AM.

When representing buyers I expect the commission on the homes I sell to be between 2.7% and 3.0% because 99.9% of the homes listed are in that range. Consequently, I don't typically even look at the commission rate on listings. I think this is pretty typical and as a result you won't generate much if any additional interest in your listing by offering 6%.
