    Default Need partner for safe yields of 12-16%

    We buy good homes (no rehabs, no foreclosures, no bankruptcies, no auctions, no REOs) in good school districts in good suburbs in upstate New York where there was no significant price drop over the last few years.
    We then Lease With option to families that can not get a mortgage now. This does not mean they have bad credit. They could have NO credit (cash businesses), could be in litigation (divorce or business and Attorney frowns on buying anything now), new job needs "Seasoning" and a whole lot of other logical reasons. Within two years they buy their home.

    Default Lease to Option with a Residential Lease Agreement

    is a fantastic deal that can work in everyone's favor.

    I have done a few of these myself and experienced it to be a win-win most of the time. The only time it didn't work was when after two years, the tenants still didn't qualify and lost their deposit and the premium on the rent they were paying towards a down payment.

    I don't know much about property in upstate NY, but if you can get in on this, it sounds like a terrific deal.
