    Default Getting phone numbers

kind of a spin off from my post on the Hobbs Herder thread...

I get a lot of leads with bogus contact info, however the leads are requests for comparative market analyses on their property - so i have a valid property address..

how do you guys go from property address to name and phone number?

I have been looking the property up in the tax records database, but those often don't have phone numbers..

what are your suggestions for getting a phone numbers from property addresses?

I also just try superpages.com. I'd say it works maybe half the time.

Right on, that's a must do Mack. I read a newspaper article last month about a telemarketing company who the FCC went after for violating the Federal DNC. If I recall correctly they were fining them over 800k. Each violation is worth 11 grand.

I post flyers in my target area. Make an offer to for people to get free information (on a real estate subject that aimed at the target market) and direct people to an 800 number. They'd hear a voice message selling the free information again and asked them to leave their phone number and address. I send them the free information in the mail and call to follow up. Get the conversation going and bingo.

Also, don't forget the value of anywho.com. Also, as far as the do-not-call registry is concerned, you don't want the $11k hit Try a site like dncquickcheck.com and encourage your broker to shell out the cash for a membership.

As has been pointed out by others, try Suprepages. But unless you have tons of time on your hands I wouldn't waste too much of it tracking these people down. They gave you bogus info because they don't want to be called. The vast majority of the time I've found that these are NOT serious leads and are a waste of time. Good luck!
