Conversion Techniques
Ok folks,
What is the ultimate key to conversions? Some use a sign in to capture prospects info some do not what works in one market does not in another! Does anyone have suggestions to maximize conversions?
PLEASE ADVISE...

Lets see the best advice I can give is..follow up...follow up and did I mention follow up. The key to conversion with real estate leads are the faster you follow up the better. Also you should have the people looking 3 to 6 months out on some type of drip email campain. I tell all my agents to follow up with those looking in 1 month or less, every 3rd day. 2 to 3 months every 7 days and anything 6 months to 4 months to contact and follow up every 2 weeks.
This is to also include not only a phone call but also a follow up email. We have found that people feel they are being offered great service with this system and they respond very well to our real estate agents.
When the lead first comes in you should follow up with a phone call, send a email after that and then when the lead is assigned to an agent that real estate agent follows the same process later that day. Great suggestions...do you have an 800 number and do you have some live answering the phones? Any other words of advice would be appreciated!

Yes any lead that we have if they decide to call us we always have someone live to answer the phone calls. What I was referring to was when these real estate leads come in from your site you must have someone in place to respond asap. After this assistant response by phone, they must then respond by email. Once you give the real estate agent the lead, they must respond by phone and then by email. Most consumers submitting information to a site will deal with the first Realtor they come in contact with, so following up fast is very important.

Las Vegas...thats some great advice...How long on average is it after someone logs onto your site before they are contacted?

Depending on how fast the leads come in within 5 mins to no more than 30 mins. We have assistants call and email right away. Then later in the day after the agent gets the real estate lead they follow up again with the prospect with a phone call and email.

So if I understand you right! You have everyone log in then within 5 to 30 min someone phones them! Have you always had them log in?

No I have assistants with the lead system open all day to email and phone these real estate leads. The the leads get forwarded to the real estate agents who then contact and email the consumers back as well later in the day, but the assistants are on the system till 7pm pst everyday at which time the agents that are on floor duty log in and handle all the leads that come in from then to the time they log off..
