I think that you've got it wrong. You shouldn't be raising your selling price to cover the cost of paying for a REALTORS services. Housing market value in an area normally reflects the costs of an agents fees.
If you are going to sell your house without an agents you should be reducing the selling price not raising it when you use one.
Real Estate agents provide a lot of value for the money and normally people who choice not to use one end up with less money at the end and a lot more stress.
