    Default Short Sale Marketing

    To those of you who market for short sale listing do your marketing peaces say anything about helping them with a loan modification or do you just simple state you can help if they need a short sale? If you could please share your strategy and what your return is.

    Short sale is now common because due to the huge increase of foreclosures.
    Few tips in shortsale
    - Be ready for anything, short sale can be finalize with banks with in 2 weeks.
    -Short sale is unpredictable specifically if time is an issue.
    -Find out how many loan the borrower has on the home.

    Have a clear marketing message....

    • Encourage your prospects to contact you by telling them exactly what you want them to do when they read your marketing piece.
    • Let prospects know WHY they should contact you, and that message should be about them, not about you.
    • Make sure your message addresses their situation and how you can help them solve it.
    • Be consistent

    Short sale marketing doesn't mean you have to do commercials or even take out a billboard. Getting sellers in need to reach out to you often just means putting key ideas in to place that are cheap (sometimes free) that will let people in need of help to raise their hand and call you!

    I read your question and I wondered the same thing myself,
    from what I understand a "Business Builder" probably
    shouldn't worry about this too much, but I could be wrong

    In all real estate markets there are short sale sellers. For a variety of reasons, homeowners can be in the situation where they need to sell their home, but there isn't enough equity for them to be able to accomplish their goal. These home sellers have the need, but they don't know how to get help.

    The real estate professional that can put themselves in the position to solve their problem can pick up 5, 10, or even 20+ listings every month. Before getting into how to market for these listings it's important to understand some of the challenges that you will be undertaking by taking short sale listings.

    Short Sale Listing Challenges and Solutions

    Although this niche allows for a tremendous source of business it does have some of the following challenges.

    * Massive amounts of paperwork
    * A large percentage of them can fail
    * They can be very time intensive

    The great part about these challenges is they can be solved easily, when you have a good system to follow. The massive amounts of paperwork and the amount of time necessary to process a short sale can easily be outsourced. In fact, many of these processes can be contracted out to people who you don't even pay until closing.

    To overcome the battle of the ones that don't succeed, it's important to take advantage of the buyers calling on the listing. Every short sale listing you take should result in 1-3 additional buyers that end up in a closed transaction. Imagine for every listing you took, you 3 additional closings!

    Marketing for Short Sale Sellers

    Short sale sellers need help and they need help quickly. Most home owners in the position of needing someone to help them when they don't have equity understand that they have a problem, they just aren't sure how or even IF it can be solved.

    I agree. Short sale marketing is putting your services 'out there' as an assistance to those in distress. You can guide them through the process and make sure your marketing states this.

    If you're trying to market yourself as a Short Sale Specialist, there's a couple things you should do. The first thing is to make sure that you have short sale information on your website. Most consumers have no idea what a short sale is or how it can help them. By putting basic information about the short sale process on your website, you'll let potential clients know that you know what you're talking about and inspire trust. The other thing you should do is get your CDPE certification and display that you're a certified short sale specialist on your website which will help you market yourself as an expert in that field.
