    some hard money lenders provide 100% financing for some deals, which is something that cannot be given by banks and other traditional lending institutions. In addition, some HML lenders can take care of property repairs, allowing real estate investors to maximize their budget and minimize their expenses

    There are so many hard lenders out there, as a matter of fact most real estate investors now are looking for a private hard money lender and fast hard money lending.

    HML are great for investors for several reasons:

    They close quickly
    FICO are more flexible
    LTV are more flexible

    In my experience of working with our lenders is that the most weight is put on the experience of the borrower, exit strategy, and if it really makes sense, everything else is flexible
