I am looking for a net sheet program that I can put on my computer, is there any such program out there?

Almost all CMA programs are going to have a net sheet with them or you could just create your own with excel.

A Net sheet shows what the buyer or seller what their portion of the HUD-1 might look like for a given scenario. For instance on the buy side, the net sheet might have a sales price plus expenses (inspection, survey, lender fees, etc) less the loan amount gives you the amount to bring to closing.
