    Default Target Marketing over the Internet

    I find myself getting customers from all price spectrum, from trailer homes to luxury homes. How do you guys focus on the target market you want using the web? e.g. by price range, by specific type of home (historical e.g.), etc.

    I really don't care about a pricing niche, but my problem has been getting prospects from all over the place. IOW, not in my area of expertise. I don't think they're all thinking of moving into my area. They're just using my MLS (one of the largest in the states) to search in their own areas.

    I wouldn't mind that but they're also requesting CMA's & I really have no knowledge of their areas or subdivisions, etc. I also realize I could refer them to other agents down the road if they're really interested in buying & selling (that certainly isn't the reason I have my sites), but I seem to get more people from outside my area than from the towns I actively work in.

    The best was the CMA request from Ohio (I'm in IL).

    Max,

    One thing that you can do is control the upper and lower limits of all price ranges on your site. For example, let's say that you do not want to handle any inquiries below $200k. Assuming that your contact form forces users to choose a price range, set the minimum at $200k. You may even be able to force a lower limit with your MLS.

    I set a the lower limits for a few of my clients at $500,000 and $650,000 and the inquiries on lowered valued properties all but disappeared. Note: These lower limits were set at the request of my clients.

    You can also create a tag line to use throughout your site stating, "Specializing in homes from $xxx,xxxx to $yyy,yyy". You can then reinforce this in your text throughout the site.

    Your best bet is to use the techniques above and theme your web site. For example, I developed a tag line for a new client, "Exceptional Homes for Exceptional Home Buyers". The ad copy used throughout the site reinforces marketing exclusively to the high-end, luxury home buyer.

    Carefully worder ad copy targeting a specific demographic will let web surfers know if their in the right place. Setting price ranges on your forms and input will reinforce that fact.

    Hello
    In order to position myself in a higher ranking priced home, I advertise on the home page listing that are priced in the $500,000+.
    But remember, lower priced homes are easier to sell, and they sell faster, so you do not want to miss out on that either!

    What is actually your target audience do you want to sell to all or only the rich and famous based on that you can put in the rate range in the search criteria & also the type of property that you are selling
