What about asking a Realtor?
Help him - if the time is tough enough for not getting quick sales - with some owner financing or lease purchase, or even asuuming the mortgage...Talk to him/her...

Selling homes in today's real estate market
Thanks so much for your post.
Our team would certainly be able to help you out. We can put you in touch with a top real estate agent right in your area. Here is what he or she will do:
1. She will perform a market analysis on your home to determine what price to list it for sale.
2. She will work to market the home through a number of options: put it on the multiple listing service (MLS), advertise it through TV, radio, print, the internet, etc.
3. She will guide you the real estate transaction to ensure that you have a smooth and successful closing.
The real estate selling process can be complicated one. But with a top realtor in your corner, your home will sell faster and for top dollar.

I can't agree more.
However, make sure to put all this in writing.
So, in your listing contract, ad this:
"Listing agent and sellers understan and agree that listing agent will market the seller's property in the MLS, providing the MLS sheet to sellers, Advertise the seller's property on radio and TV, providing proofs of said advertising to sellers, internet...and proofs...ETC, ETC..."
You want an agent that act. Talk is cheap...

A seasoned
and well trained Realtor locally will be able to do a CMA ( Comparative Market Analysis) and list your home in the proper price range to sell it.
If you want to try and do it on your own, there are several for sale by owner free websites.
Just listing on the MLS will not guarantee a sale, much more advertising is needed and most owners don't have the expertise on where to advertise to get the best results.
Hope this helps!
