Paid and Free Online Listings
A lot of realtors I spoke with agree that the most cost effective way to market real estate is through online listings.

I used Zillow.com to create an ad. I also posted my house for sale on craigslist and kijiji. I got traffic from each ad--well worth it, free or no, IMO.

i m surprised
imee i m surprised how the owner of tenantreports.com has advertised his web site. really a great web site.
but wt i beleive is that the main reason of the success of the web site is the quality of the content there and the professionaly designed layout.
also a great idea and great effort to get that funny clip. yup i beleive good work always shouts.
it was interesting to visit tenantreports.com

But what about what works for people looking to buy or rent a home?
On one hand, free ads usually offer ads to look at, but almost every free ad site has its problems. I tend to find that when searching through ads, I have to get through all the high paid featured listings just to get to the results of my search. Irritates the heck out of me to have results on the page that I didn't search for.
But like others have said, free or paid, you can find a benefit for using each. Just one costs you time posting listings everywhere, and the other costs you money to post a listing at one good site.
As for paid ads, they just cost too much at most sites. Check my sig for something new.

While online listings are cost effective, and a personal favorite of mine-print and other media outlets cannot be ignored. The internet has changed some RE marketing, but it will be years untill no one buys the newspapers or picks up the RE books. I do not like my local newspaper because of cost/effectiveness issue, but will not ignore the opther print ads. And I can run newspaper ads to make people happy, but I know it is usually a waste of money.

I totally agree. Regardless of the waste that we know it to be in many cases, people do still browse print ads for homes, and clients still want newspaper ads placed.
My biggest issue with using print ads is the exposure, I mean, where is it?
Local papers don't get you much attention, Craigslist can do just as well for you and it didn't cost you a hundred bucks.
Best bet is to satisfy clients with print ads, while running a broad spectrum of online ads as well. The numbers don't lie, print ads lost to the web a long time ago.

You have to watch out with the free online sites. It seems that anyone with a copy of Microsoft Frontpage is trying to make a advertising site. Some of the site are OK many are junk. However, since they are free you have nothing to loss except you time.
The paid advertising site tend to be better written. But you need to check out how long the site been area and its traffic. Many of the national sites get a lot of traffic but have a very low saturation rate in any one market. The can be good for selling vacation home and other special propertied, but not for selling a property locally.
Some local advertising sites can do very well. They may not get the traffic of the big sites, but the local saturation can be very high. Many offer services besides just advertising.Neal M - HouseViewOnline(TM), HouseView(TM)
