Learn to use your website properly...
Hi,
I just wanted to comment on something that I see a lot of people doing wrong.
Many people are advertising their websites and allowing people to use their site to view listings, etc. This is fine once you have a client, but it doesn't make much sense for getting new business.
I have had huge success (as an investor) with using lead capture pages offering some sort of valuable report or information in exchange for someone's contact info.
Either this or at least having a 'squeeze page' on your site (which isn't as good) to give people a chance to give you their info. Many people have the 'opt in' part, but are missing the incentive necessary to persuade people to input their information.
Also, I know that a lot of people lack the technical skill or writing skills to do their own work, but I can offer affordable resources if you're looking for someone to create either a 'lead capture page' or some sort of compelling 'free report' for you.
I'd love to hear other people's input on their results with 'lead capture pages' and 'opt in boxes'.

I have often wondered about this. I know I would not want to register if I was just looking and not a serious buyer. Many internet RE lookers will just move on to the next sight. I used to answer emails all day long from people who wanted more pictures, and then would never reply to my emails-even just to say this is not what we are looking for. Why not let the lookers look at pictures without registering? I feel the serious buyers will call or email when they are ready to and serious buyers will return calls/emails BUT the time wasters will not return phone calls/emails.

Turning web surfers into customers is the number one priority. At least getting some contact info when users utilize your property search should make a small difference. I would make them log in with their email address to view, and then you can send the monthly email blasts.

Hi,
I am seriously thinking of implementing something like that. What I have done and has worked well is to set up in my site the chance for people to subscribe and get daily listing updates based on their priorities. Most MLX systems have this function and is a good way to stay in touch.
