    Default What do you do once a "non property inquiry" lead is generated?

    We all have web sites and I believe most of us are generating leads from the site. What do you do with those leads who are not really inquiring about a home but someone who downloaded an article?

    I have one site which is all about the one town I serve & live in. It's heavier on town info than real estate stuff. I was asked if I knew of a local meeting for people quitting smoking! I've never smoked & although I did some homework there were no local meetings to be found except a 12-step program in a town that she had already tried & didn't like.

    She is now in my e-mail database & receives my newsletter mail-outs.

    Max,

    For now send a hello email and let them know you are available for all their questions and real estate needs.

    Soon though you will be ignoring those as time will not permit a response to them. You will be soley focused on the hot leads and showing homes to them and writing up deals and listing homes for sale, and hiring buyer's agents and assistants--- oy, the list goes on and on.

    Hey guys, the idea that I still have a loooooong way to go is really beginning to sink in. Thanks for the input, Judy and Matt. I've got all these leads but only less than 10% of them are really good ones. Not a good ratio!

    Actually Max, 10% is an outstanding ratio (if it were your conversion ratio).

    Once the leads are coming in say 5-10 a day which is appx 150-300 per month, 1-2% will be an excellent conversion ratio (turning leads into closed deals).

    Matt, unfortunately my 10% is only good leads. I haven't turned them into actual clients yet but there's hope. Been only running the PPC campaign for a week and I've been getting about 4 to 6 new names, email, etc.. But only about 1 to 2 who are actually looking for real estate. Some are a good 6 months away. Anyway, I'm still keeping my fingers crossed.

    Max, you are on the right track my friend. Keep it up and you will do just fine. In fact I'd venture to say you will do better than you can imagine right now from your current position.

    Ahhhh, the six months to a year away lead... took awhile to get used to doing business online, but once a few of them actually came to town and bought a home I saw the light.

    if they have downloaded some information they may be interested in some way or the other, you can help them out if you have any more information that they require
