fractional ownership marketing
Target the right clientele. We sell fractional ownership homes. These are high-end vacation homes and they are certainly not for everyone. So, we have to be very selective as to who we market our homes to. Buyers of our homes have to meet certain criteria and finding out where these potential buyers are is a challenge.
For us, the fractional home ownership concept is rather new. There is a lot of confusion as to how our properties are owned, sold and managed. Many people think fractional ownership is high-end timeshare, which can't be further from the truth. Hi Fractional Homes
Here are a few tips on finding your target market.
Ask yourself the following questions:
- What is your ideal customer?
- What are their likes and dislikes?
- Who are their friends?
- What type of lifestyle do they have, their income and profession?
- Where do they hang out?
- What magazines and or newspapers do they read?
- How big is their family?
- What websites do they visit?
- What do they search for online?
- How do they spend their disposable income and what do they spend it on?
Once you find that out, you have your ideal target market that is looking to buy your product.
On another note, I like the design of your site. You should provide a USP for your potential clients (unique selling proposition). A unique selling proposition is basically lets your clients know what makes you different from your competitors and what makes your product or service unique. Note: your USP should be something that none of your competitors can have the same claim. The USP should be focused on the end benefit that your target market will receive from you and only you. Providing a USP will definitely land you more clients and increase your bottom line. Currently your website speaks about your company. It really should speak about what benefits your clients will receive from you. A lot of the good information that potential client would be interested in is buried in your site, that info should be up front so they can see it right away.
There are a lot more things that you could do that could dramatically increase your profits in this real estate crisis. I was speaking with a client today and I was explaining that this is the best time opportunity to make a really good living by implementing proven real estate marketing techniques. I hope that helps.

What is best now...
I would suggest good web presence and a targeted email marketing as opposed to big hoardings and TV ads. I believe in providing value and not hype, to stay in business.

Traffic
Since most customers shop on the internet for houses, then the biggest problem is tapping into all the traffic that is searching for homes.
There are ways to do it that are a little sneaky but they work and even if you use a service like Twitter, you will still get some traffic and SOME traffic is better than NO traffic - especially if you are on page 54,213 on Google.

Useful tool
I think this would be a very useful website. A site that creatures feature sheets for listings.
MLS fact sheets are very basic and if you were to use photoshop or other application, it's time consuming.
