    Default Creative Co-Broke Ideas??

    We have a unique situation and would like your advise on setting up our cobroke program.

    We are located in the very NE corner of Tennessee and just a few miles from the North Carolina state line. Our sales to visit ratio is very high and once we get people here they tend to love our site, but it seems to be a real challenge to get brokers in NC to bring clients across the state line. We currently offer 3% on vertical and 5% on land, but we want to make the program more enticing. Last year we started an incentive program that in addition to the commission included $5k for first sale, $10k for second sale, and $15k for third. We had some agents in Florida and Tennessee take advantage of this, but the agents in North Carolina never bought into the idea, even though many of them were struggling. This year we have also created broker golf cards that allow agents to play golf for free if they bring a client with them. Having such a great golf course will enable us to create some relations, but most agents do not play golf. I would be very interested in knowing what other developers are doing and any tips you might have.

    Default Across state lines

    Have you done some brainstorming with North Carolina agents to see what their real or perceived objection might be? Perhaps they think there are licensing or co-broke collection issues that keep them from crossing the border.

    You might consider listing with a real estate company licensed in both states so that your product is in the MLS. This not only increases your product awareness among agents, but gives them a broker-to-broker assurance that commissions will be paid.

    I think it'll be better to coordinate with someone on the area, because they may know more about the things you are looking for.
