Talking House
Hello, has anyone used or heard of 'Talking House'. It works like this... An AM Transmitter is set up inside the home and left on to transmit a message over a certain AM frequency, A big sign is put in the front yard and passer-by's can tune their radios to the frequency and hear a message which ahs been pre-recorded, usually describing all the features of the property .
It works like a 24 hour open house, pretty cool if you ask me ...What do you think ?

Amazing
Never heard of this what will they think of next. I can see this working why not. I know they have ones where you call a number and get a message so why not tune radio to get a message.

I don't see how this really helps? The problem is we had a talking window in our office located in a busy shopping center. It mostly attracted kids to play around with it. However, if you ask how many people really came to our office because of this window, that cost us $400 per month, the answer will be 1 or 2 per year. If they bought something from us that mean we break even but I don't really think so.

Talking Window
I think people first look for homes by the signs in yards. Checking out different areas where they want to be certain school districts, close to their jobs.
Calling on the spot may give them that emotional thing to the looks of the house that will get the walk thru going.
Then the internet once they pick the area to find the exact house.
Not to many people go to the mall/shopping center for a house!
I kinda like the idea of a talking house!

Sure that sounds cool enough but have you guys used the stuff. How about asking the buyers to use it as an experiment and you can collect the feed back as well?

I have never heard of this before. I think it could work well. It will at least answer those questions price, how many beds, and bath and allow them to call if interested to schedule an appt to do a walk thru.
It's an interactive world out there people love this stuff.

Wow, what a great idea. I've not heard of this. How much money does it cost to do this? Would vandals/kids get into the house and take the equipment? just something to think about.

I used talking house for a bit.
Not a strong tool at all! The whole point of yard signs and these 'talking' type ads is to draw people in and get them to call you for info. A talking house just gives the info away for free so potential buyers can help rule out a listing more often than not. I use the 1-800 XXX call for info numbers. This is totally free for me to use and for the clients to call. Best of all i get the info about when they called and from what number they rang so i can establish a relationship and get back with that potential client! Chances are if they are calling these 1800s they are not already working with a Realtor.
Don't waste your money on these! there are better ways to spend on marketing!
