    Default Marketing Tip

    This is not the best solution but A solution.
    The best solution is always selling the Subject Property.
    But when a Property is not selling, yoiu need another solution.
    That solution could be the Lease With Option.
    This allows you to put a person that might not NOW be able to get a mortgage into a house that you might not be able to sell.
    This saves the listing and gets you some cash NOW and extend the listing for a full two years (the usual Lease With Option term).

    This works for us and has saved a ton of deals.
    Plus you are getting houses off the market and propping up the prices.
    More houses on the market create a glut and thus hurt us all.

    Default Cash now and extend listing for two years

    To answer your questions, please go to the web site
    after reading how the program works, click on the
    ":Realtors and Loan Officers" page.
    There it tells you how you receive some cash now but more
    importantly, extend the listing for two years. But we already
    have the buyer (the lease with option Tenant) so you just
    wait until he buys and collect your full commission. The
    alternative is that you just let the listing run out and receive
    NOTHING. I'd rather get some cash now and hope for the
    full commission later than have NOTHING.
    We are doing this in upstate New York but nothing would stop any Realtor or loan officer from using this wen page and tecnique anyplace in the country. As a matter of fact, next spring we are tgoing to expand into other markets.
    This Program works ( not for all Buyers ) and does work well for those that absolutely need a check quickly. People that have already moved and relocated and have a home that will not sell is your perfect target. They are payoing two mortgages, two tax bills and two heating bills!
    They would love for you to bring them a check next week!

    Default yes, you are right, landwatch, lease options are great

    Here in Albany, Realtors have tons of stories on how the Lease With Option saved them a deal. One Realtor was about to lose a sale because her Buyer had to come to the sale of her existing home with over $30,000 as she was upside down on that home. That was part of her down payment money for her new home. All thought the new deal was dead until someone got a bright idea. The Buyer Leased her old home with an option and thus saved the $30,000 for her new house purchase. Over time, her mortgage will go down on the old house (paid for by the Tenant) and, hopefully the value will go up. At some point, the Tenant can buy the old house and all will live happily ever after. Here in upstate New York, we did not have the big surge in price appreciation so we do not have the corresponding drop in prices. Our sale prices are actually staying the same or going UP a little.
    A few sharp Realtors in our area are making more money doing Lease With Option deals than sellingf houses. They all say that someone always makes lemonade from lemons.

    It is working great here in upstate New York and there is no reason why it can't work where you are.
    Contact us on the web site and we will work with you.
    I hate to say this becvause it sounds like bull, but
    there are a lot more people getting turned down for a mortgage every day and more and more houses not selling.
    How hard would it be to put one of those people in one of those houses/
    And you collect a fee also!

    John, I am originally from Syracuse, NY, and recently moved down to CT with my wife and son. I have to say that the lease option program has been huge in Connecticut, and has really helped people get into homes. Essentially, when the renters sign on for the lease option, the renter has been contracting a credit repair service to monitor credit and improve the renter's credit rating. They then get a mortgage broker involved and maintain updates on the mortgage programs available. When it comes time for the option to buy, the renter already knows whether or not the qualification is there.

    I can definitely say that these programs are key in today's market!
