    Default Pre Pre-Foreclosure Leads?

    When people are late on payments it shows up on credit scores first before a default is filed. Anyone have ideas of how to get these leads? These are obviously terrific as they are still probably opening their mail and there isn't as much competition. Any thoughts?

    The best is probably to have someone in a credit bureau and ask them to help you out but I don't think this could be legal. Another way, which works for condos, is deal with some board members and ask them who is late on maintenance payment -- these people usually your potential clients.

    Thanks for the thoughts, I will try those items. The condo idea won't really work in my market as we don't have many, but a great idea nonetheless.

    What you are looking for are my 30 - 60 - 90 day lists. I can provide this data and further break it down by the individuals credit score, loan to debt ratio and many other invaulable data points.

    Do you all find foreclosures are worth it? I have problems with short sales, and the bank not releasing them from the remainder of their mortgage...

    I see that you are having a hard time with banks when negotiating short sales. Have you thought about having someone work your short sales for you.
