do you know of a central directory site that list all real estate website directories. I have heard of this idea in the past and would like to more about using directories as a promotional tool.

I would recommend Yahoo directories. Even it costs $299 per year, it is paying off.

I run three them for free (No Link Back Required)

Free - If your site is real estate related and give link back

Paid - No Link back needed will take any real estate related site.
