Internet Lead Generation Services
Hello Everyone,
I would like to know if anyone has used online lead generation services. Some of these sites have a monthly fee, others have a different setup. I am a new agent, and I am wondering if these things are a big scam or not.
An example is realtytracker.com

Many people suggesting that you should not pay for your leads. Others are using these services and this in particular, realtytracker.com, is not a bad one. Most important question you should ask: If these leads are unique to each user? Imagine that you bought the leads and some 1000 others bought the same. So, this would be my first question to ask.

We have never found any lead service that is worth paying for. We've tried several, including those that claim to screen the leads, etc. Typically only 1 in 20 leads pan out, which means a lot of wasted time. So in the end you end we ended up paying $500 per good lead. May not sound like a lot, but when the average commission is only $1500 in our market, it just isn't worth it (especially when you consider all the wasted time)
I especially love those that use the pitch... 'we guarentee 20 leads a month' (and some claim even more). These sites honestly can't claim to 20%-50% of the buyers/sellers for our market every month.
I'd have no problems joining one based on a referall fee however. If they do their job well, then we'll get good solid leads that end up paying them far more than plans on a monthly fee. I always offer the referall fee to the lead services that contact me. So far none have been confident enough in their services to take me up on it.

The company that I use works on a one time start up fee, and then a 25% referral fee. It may sound like alot...but they blew me out of the water. Right now I get about 300 leads/month... If there is a 1% conversion rate, everyone still makes money...and quite a bit of it.

I have a couple of experiances with this already. 1 is I almost got burned by a company that promised and did not deliver even 1 lead. Some one else in my office has had a couple of closings this year from the internet leads. I do not know who they use and they will not tell anyone either.

I tried Homegain once and found it to be way more work than reward. After about 20 leads I finally was selected by a seller but she wanted me there ASAP (like right now). Someone else got the deal and I decided that it was not the way I wanted to do business. Their leads are viewed by many and you compete on every one.

Internet leads are alot of work. If you do not follow up and follow up and follow up, you're waisting your time. Here is our process. The lead logs in with their name, email address, and phone number so that they can access mls, buyer info, etc.
From then an email goes to my palm with that buyer contact info. I call them on the spot, while they are still on the website. This makes the lead very warm. I have had people say "HEY I WAS JUST ON YOUR WEBSITE!!". And I think...Really? lol
The system is very unique, but thats why it converts. I have not heard good things about homegain/housevalues etc. Plus they are pay per lead. We just have an upfront start up cost, and then we receive a 30% referral at closing. Oh yea, and there is a 30 day money back guarantee.

Realtytracker used to be good, but they have sold out to hurry home.com guther rinker or something like that. They are awful now-- junk leads, wrong phone numbers, and no one answering their phone. I also use allhud.com. Not bad, but mostly investors, and first time buyers. They do take a lot of work and follow ups. It is not a call once and the deal is done kind of thing.

Internet leads are a real waste of money.
A potential buyer from a leads site (only 10% will buy) is sent to 10-20 agents around, get sick of all these agents to spam him and go by owner...
