Postcard mailing
I'm thinking to send out post card mailing is it legal? does it work?

well it is not illegal as long as they are not on a "Do Not Mail List" so you might want to research that before you mail to them.
Does it work? Yes and No...What I mean is that no it most likely won't have clients beating down your door the 1st time you do the mailing. You need to be consistently mailing to them and do not get discouraged. Typically it'll be 6 months or so before you see any kind of response. But yes it does work over time and if you consistently mail to them after 6-12 months you should see some sort of response...you might follow up a mailing or 2 with a phone call to introduce yourself then mail to them again. You figure that if you get some response after the 1st 12 months that is good. Then if you keep it up you would hopefully see more people from that area contacting you. If you sell a home in that area be sure to send out a "Just sold" or "Just listed' postcard as well..

There is no 'do not mail' list, at least not that you legally need to follow. There are a few private companies that maintain a list (sometimes for a fee from the consumer), but you have no legal obligation there.
The 'do not call' list however is an official list that you must follow or face serious penalties. In addition to the national list, there are some states that still maintain their own list as well (as of last year when I checked).

There is a company called Express Copy . com that allows you to make post cards and they mail them. You upload your addresses and this can be done for about $.40 each incl postage.

I do a monthly mailing at least to my general SEO. I also leave room on the card somewhere to leave a personal note. I think the personal touch adds something to the card.

Rick (Oregon) is right - you have to be patient! We chose a farming area of 1200 homes and stuck to it - providing a newsletter monthly for one year, then quarterly for the next two years. It's expensive and time consuming but you have to look at it as an investment. It can be discouraging too - when you shoot out 1200 mailings and not one call comes in.
But then - you hear from someone - and they tell you they have been saving your newsletters, love the recipies, appreciate the market information, and refer you to someone they know . . .
Ask your broker if they have a bulk mail license - it will save you money as well.

Post card mailings work great! It is a huge part of our marketing strategy and we get amazing results from it. We have been doing it for years now.
It takes patience and persistence. Of course it is not the only thing we do.
There is no do not mail list.
Put your website address and a tag line on all of your post cards. It is a great way to drive traffic to your site. And then have direct response type forms on your web site.
We also have blank post cards to send personal notes to people, works great.
Send the postcards out to the same people over and over again. Remember one time usually gets zero results. But over time you can bring in a lot of great business this way.
We have people who keep our postcards for years and then call us to list their house. By then we don't have any competition. They are not interviewing other agents. We even take many of these listings over the phone, fax and email. The trust is already there, they know us and like us.
Sending info about community happenings is also great, if you can not do it in a newsletter put it on a post card. Like, a reminder to turn back the clocks or property taxes are due now. The people love it.

They are great as a long term approach like others have said. Combine them with giveaways, personal door to door contacts, and listing signs in the area, and you will have a winning approach to the business.

direct mailing is just one more way of plastering your face everywhere. Many say that it works. I have had very little results from mailings, however, it is one more way to getyour name out there.
