1. Establish your farm
2. Walk it
3. Introduce yourself to residents, door to door. Team up with a loan officer if you can
4. Follow up with a mailer of some sort (or something hand delivered)
5. Keep following up with additional content
That's pretty cost-effective. Not too mention, the personal interaction you will have with residents within your farm is priceless.
Online marketing (SEO+traffic) and offline marketing. Dominate your farm with this

I like all of the points listed above. All effective, all free, and all things that most others will not do! I would also say that these things can be done with your SOI as well. Not that you have to introduce yourself per say, but you will need to introduce yourself as a person they know but who wears a new hat now. Not to mention, most business will come from these folks anyway.

I sell real estate promotional items for a living. Key chains, calendars, pens, door hangers and notebooks all make great marketing pieces. However, nothing replaces the acutual person to person contact that the others have described above and it only cost you time. Once you make those personal contacts, reinforcing it with giveaway items or mailers is a winning combination.

Knock on door, face to face, with your business card. That's the lowest, most effective way to get business out there.
It's a number game, so you need to knock 1000 times to get 1 listing. But it's best.
And don't forget the: " while other sit and wait a phone call, I'm walking (moving my *ss) the extra mile for my clients, as you can see right now..."

Another great idea is to focus on your website. Try to optimize your website for regional or neighborhood search terms. Often these search terms are not very competitive in the search terms so you should be able to optimize pretty quickly. with 80% of real estate searches starting online, it really can't hurt to put some effort into this area of your marketing plan.

I agree with everything said so far. It is important to have many niche websites for your area. I have a website for each city in my area. I get natural search engine traffic because there are very few agents who focus on each area. I also buy desperate seller leads. I subscribe to two sites that I do very well with.

Direct mail
It's definitely important to get your name and face out there. I suggest trying a direct mailing campaign. There are companies that can sell you targeted address lists and print & mail your cards for you. Try expresscopy.com and see if that helps you at all!
