Direct Mail Farming
Do you farm? If so is it successful and how long did it take for people to start responding?

Wow 46 views and no replys. Some of you must still farm. Please share your experiences.
I have been farming one area for 9 months and not 1 call. There have been a handful of sales too. Is this normal?

What type of farming are you doing?
I am farming Expired Listings!
I have a clever letter that pulls in a 33% response rate. They also respond witin 5 -7 days of me mailing my letter out too!

I have farmed before and has proven unsuccessful for me. It sounds like you are very diligent about it and you should be very close to getting a hit.
I have started focusing on my SOE more than ever before. My past clients are beginning to generate all the business I need.
My poor results in farming were probably due to not being consistant with my frequency and timelines.

I assist agents and brokers with their direct-mail marketing in southern CA. They use a marketing tool that I developed strictly for real estate agents.
It's a 8.5" x 5.5" postcard that features a photograph of the home that receives the card. And yes, each postcard is different. It takes time to setup but it works. I've had agents get listings because of this type of mailing. It's very personal and gets the resident/homeowners attention.
If you can develop something similar, I'd highly recommend it. I'd also recommend that you actually walk your farm, and personally hand out the postcards yourself rather than mail them.

Working a farm is the secret to long term success. It is by no means a quick sollution. When I was a commercial broker it took me about 3 years before I really started getting business from my farming efforts.
In my mind, mailing to a farm is just an introduction or softening up so when you go visit them in person, they will know who you are and what you are about. It should not be seen as the end of the marketing cycle, but the begining. I think your expectations for it need to be refocused.

I farm renters, I haven't for a bit now but I used to and it took about 8 months or so...I got response from it though. I think you just need to set yourself apart when doing it. I'm going to start again.
