    Default Commission drop if hold own open house?

    If we are paying 6% realtor fee 3% to the buyer and 3% to the seller and we hold our own open houses in the evening and some of the weekends is there normally a discount for this if the buyer does not have a realtor?

    Read your listing contract. If you are in "Exclusive Right to Sell" agreement you will most likely owe your agent the full commission no matter who buys/sells your home.

    As agent myself, I'm always amazed ( but not surprised ) by these types of post.
    Sometimes, I just can't believe it.
    Somehow, we should be able to ask the public to check for any complain for a agent through their state's licensees website...

    I am amazed that you are the ones completing the open houses and not an agent. If the agent is too busy, then they probably have a member of their team to conduct it in their place. Personally I think a neutral party is the best one to conduct it.

    I have seen it both ways.. but open houses almost never sell the house. The statistics are mind boggling. Make sure your REALTOR has a good website and lots of advertising. But I am sure he/she does because you picked them... Paying him 3% for all of the work he does is well worth it when you think about it.

    Yes you are right that it all depends on your contract and that you run the risk of having to pay whatever the agreement may be.
    You should always try to read your contract well and understand it.
