    Default Anyone ever try doorhangers?

    Just wondering if anybody has ever tried door hanger flyers on people who rent apartments. First of all, is it even legal to leave a flyer on someones door handle? Are there any privacy laws that would be violated etc...? I recently ran into a marketing website that offers door hanger flyers which basically say "Why rent....when you can own a home today ". Please post your feedback and tell me what you guys think.

    I used to have great success with doorhangers.

    They were always very cost effective - much more so than direct mail

    I mean they have to take it off the door & look at it!

    To make it even more cost effective have a title co or other sponsor it and cover some of the cost.

    The biggest problem is actually getting them out;
    When I 1st got into the business I couldn't afford to do a whole lot of marketing so started putting out doorhangers myself with my wife (good exercise )
    However when I got tired of doing it myself I had endless problems, everyone I hired to put them out just dumped them & I lost the money...

    That said, from the ones I did put out, I got a great ratio of calls and was really suprised how many people were still paying rent and I mean at least 1,000-1,500 per month and most had great credit and good jobs-
    They were just under the wrong impression that they needed at lot of money to put down. (might be good to team up with a credit repair company for those who don't have, so you can fix 'em up and get 'em in)

    The only downside was it often took a few months to get the money in as you had to finds them a home & mortgage & sometimes wait for the lease to expire.

    OVERALL - Great returns but must work hard to keep them moving along..

    Excellent information as always TJ, however like Victor asked, I'm also curious if this kind of idea violates any kind of privacy laws.

    Good question, I haven't done this for years, though I would assume that if big companies like Fedex/ Kinkos are still producing them that it is legal.

    However if you are placing them in gated/ private communities (higher end tenants), I'm sure the managment company will not be pleased as you are competing for their repeat business.

    That was the main problem I was thinking of....having to leave flyers in a gated community and landlords/apt managers filing some sort of complaint or possible file charges against me. Does anybody know about this?

    my original idea was to leave them on apartment doors, with my information on them, as you can see on the link, there is a space where you can add in your contact info and possibly get a tenant to get interested in purchasing a new home.

    I think they are a great idea. Keep in mind that you will need repitition to be effective. If you do it once and never again, don't expect much. So many agents look for a magic potion. It takes repetition and refinement over time to be effective.
