your on top of the search engine now what?
OK, OK, I am a newby to the internet search engine game, I was able to propell myself to Number one on MSN and average number 6-8 on yahoo/ask. I use the keyword Huntington Beach realtor, all first page obviousley. I have been advised to use google pay clicks or other ideas to get me on top. They were all great ideas and I used some form of it or bits and pieces of all of it. Thanks! I now am asking, IE:
You have a potential client click through your site all the information is there like most sites, How do you get them to call you (from the website) to get a rapport going and possibly a real deal from the Net?

Good work on the ranking.
Guess this is the magic question though, how to get them to follow through??
There is another post on hear regarding this, so I'll steal his quote that our sites should 'capture-cultivate-convert'
I am not a tech genius by any means, but from a consumer point of view I thought compared to other sites I found yours easy to search through, especially the property search & your contact info is all over and easy to find.

you give them too much they may just use and abuse then clik on; not enough for their privacy such as an e mail address? Great I know, at which point we stll have yet to build a rapport' Right?
The consumer I think" beieves all this information is a granted". So What have you been doing to get contact /to capture (not webviewing)
After all people are willing to pay to be able to BE Used and Abused) abused means pumped for info and go direct ( with the faith that the Dual agency is Probably and most likely is NOT an issue) I myself have been in that position. OK So for whatever however reason they are on your site. Yipee...Interaction follow thru
So that being stated Cultivating that fine line/get them to pick up the phone interact give a shout out contact you? What do you Use?
p.s your site looks very Big, and commercial. I like it. the email address, I ah stopped I have enough junk and reg mail to deal with. this is part of the thread. I guess if I surfed your page long enough to know it was a sweat spot for International Investing I would bookmark it. heheehehehe,I don't know the answer either, was hoping someone else was going to chime in...
I hear you on the email address and tons of junk email we all already recieve but If they aren't ready to pick up the phone or at least leave an email address, either they aren't really ready, we gave them to much info, or we need a 'hook' to 'give them a need to call or follow through...

If they go to your website, they want something...Usually they want to find a home. Make sure you have a great IDX. I will be adding a custom to my site soon.

Web Site Visitor Conversion
If you've managed to get the visitor to the site, it's really not that difficult to get them to contact you.....but not by phone. They are a different type of prospect, and the process will take longer. There are very specific and easily produced offerings that will get their email address. Then it's a matter of regular, non-pressure and informative contacts via email.

Have a place where they can search for properties and make them sign in before searching. Have a place for them to ask you questions about listings your displaying on your site!

I'm not so sure that forcing them to supply an email address to search listings is the right way to go. As a surfer I would just hit the back button and go find another site where listings can be browsed without giving up my email.

Supply lots of usefull, and readily accessable content on your site. And dont use hard sell techniques and wording. You want to build trust with your surfers. If they get bombarded with nothing but hard hitting sales pitches they are more apt to go find another site.
This is not television or radio where you only have 30 seconds to make a pitch. People browse the internet at their own leisure. And they feel happiest on sites where they can browse at their own pace without interuptions, distractions, and obvious sales pitching. Keep the pitch subtle.
Give them what they really want, information and listings. If they can get this then they earn your trust. When they find what they are looking for they will contact you.

I have switched back and forth between non-register and registering. I have found that I get about 8 times as many leads with the registering, granted allot of these are bogus waste of time leads, but for every 10 bad ones there are 2 or 3 good ones. I have one of our agents call on all these registrations. She called on yesterday and we landed a 500k listing and purchase in one showing. Had we not made this person register and not called them we would have never gotten this deal, to me the registration is huge.
I was heavily against it and a friend of my made me give it a try....I will never go back. For every couple people you lose you are getting about 10-15 others contact information. I have a database with over 2000 emails, names, and phone numbers...you cant tell me this isn't worth something. I send out a mass Investment Hot sheet email to these people every month and get at least 5 interested people.

hmmmm, interesting.
What about a hybrid? Show a portion of your listings, perhaps 1 page worth (10 to 20) with a link below saying something like 'Register for acces to our complete database of listings'. That may help to convince those that are hesitant to give out the email addy.
notice my complete change in stance? Now I'm dropping ideas on how to pull even more registrations. lol
