Marketing Condo- Hotels.
I recently met with a developer who I do business with on a regular basis. We have worked on several condo projects, and all have turned out successful. Now he has decided to build a condo-hotel project and wants a marketing plan drawn up for the project. He wants 75% sold before ground brake. What are some ways to market condo-tels to investors or possibly that buyer(s) just looking for that vacation home? I am looking for cost affective ways to jump start buyers before ground brake. Any thoughts?

My last condo project we took reservations - and put that on the MLS - we had most sold.... becareful that you have all your ducks in a row with the gov prior to offering them - and be really careful of cost overruns.... in our case we came out fine....

every area is different - but there you will need to have your plat - your floor plans and so on recorded if you were in my area - plus there are some issues with condos that are federal law - if you have done this kind of project before I am sure you know what I am talking about - if not - check with the gov in your area to what has to be recorded prior to you taking reservations or pre-sales

we also had to have our CC&R's along with the HOA set up - because at the time of sale each unit had to make a contribution for the HOA set up for maintenance.
