Promotional Items
Do you use for marketing promotional items? It's a simple way to get your brand (yourself) visible. But I guess, you have to innovate, always giving a pen or a fridge magnet might not be the right solution.
Think about something useful that people can use over and over. It doesn't have to be everyday or every week, something they'll use several times a year.
It can be offered as a thank you gift, during open houses (in exchange for infos) or as a lead magnet from your website.
Anyway what are your thought.

That will defiantly help. Most people dont like to give their email unless they are getting something in return. Maybe you can have a giveaway offering a home depot card. You can have everyone leave their email to sign up to your newsletter for a chance to win a Home Depot gift card. Every homeowner is going to need something from home depot sooner or later. make sure you choose an amount for your gift card that makes sense. don't spend $200 on a gift card unless you know there will lots of people signing up.

It all comes down to how much a lead represent to you.
If a lead represent $1 and you'll have 200 people showing up, then the $200 gift certificate isn't a bad idea.
It might be a good idea to give something to the 200 peoples, probably not a pen or a fridge magnet.
I'll give you some example. Make a deal with a local Restaurant to have a $5 or $10 coupon. You'll have something to give that didn't cost you much. And for the restaurant it's a great opportunity to have target customers, and the marketing didn't cost them much. A win-win-win situation
Or you can gives them a Free Software, that's our speciality, you can contact us to have more infos. But in that scenario it would cost you less than $0.50 per person and would last more than a day.

Generally speaking, I don't use promotional items. Only exception would be team branding apparel (shirts, hats, etc).

There is a lot of idea that you can come up with to produce this kind of promotional items - but one thing that you should not forget is to give an item that is somehow related to your service or product.
Example is if you're selling a property or a condo, you might want to try and create a 2 page magazine that consists of an article about home property plus several tips for people to use in their home Then add your contact details on it and give them to people. Reading your content it might spark interest to them enabling you to create possible list of prospect. Just like that.

While I agree the website is key, and I've never done this but I've always thought it would be cool to make a bi-fold business card and have the 3 other sides (front and back) be coupons to local businesses, kind of like the thinks the schools sell. If you try this let me know how it works.

. which type of promotional items will you use, depends upon the nature of the products and target market.
