9 tips to success in real estate marketing
Being a real estate agent for a year now and positioning my first poorly built website to be number one on the first page of Google and all other search engines on all my major keywords with some closed deals and listings to show for it. I looked back and analyzed how I was able to achieve those fits within a year and this is what I came up with.
I hope it will be of help most especially for those upcoming agent and would be realtors
1. Choose your target market or niche and come up with a plan to capture it
2. Define how you are going to reach out and conquer your niche or market
You can only conquer your market through the use of the following methods or use of both
i) Traditional marketing: I can only recommend this method to somebody who is an extrovert and has a lot of friends and colleagues
ii) Internet marketing: This type of marketing real estate is good for realtors like me who are introvert, shy and has few friends, colleagues and acquaintances. This form of marketing real estate has offered me the opportunities to reach a wide range of audience without knocking door to door, shearing tracks or business card, moving from office to office or joining any local or business clubs.
3. Give yourself a minimum of a year and a maximum of two years to fully master and capture your market. This will prevent any discouragement or depression that may arise as a result of not making any head way along the way
4. Try to know your clients’ needs and look for a way to satisfy them
5. Don’t put all your energies chasing anybody that shows interest in buying. Try to qualify them and put most of your energies and resources on qualified leads so that you don’t exhort yourselves.
6. Study your competitors and agents in other market. Try to find out what they do, how they do it and what works for them. You will get a lot of insight from that you can use to improve your business.
7. Join a realtor forum and ask questions on any subject you don’t understand. Also search through the forum and you will find a lot of post that will be very useful to you.
8. Finally, remember that nothing comes easily without hard work. If you want to beat those that were there before you, you most work harder than they do. You must work twice or more than your competitors to make any progress.Last edited by lekkiproperty; 01-17-2012 at 09:32 AM.

Success in property marketing is quite very hard to achieve. Though a lot of us are seeing hopes in succeeding, not every one can actually succeed as they think they can.
But, one of the best ways to succeed is not on the external factors, but on personal factors. One of the best ways and simple ways is to become optimistic AS ALWAYS.

Have you seen The Secret? Great movie about the Law of Attraction, inspirational. I think the best advice is Nike's tag line, "just do it". So many people talk the talk, but few ever walk the walk, myself included sometimes. Getting out their and doing one thing positive for your real estate career every day will get you their with optimism.

Try to get as many things fixed by the seller as possible. Check the neighborhood. Drive around the block. Look at the houses in the neighborhood, what is their condition. Look at the cars parked in the street. Old cars normally can tell you a lot about the neighborhood. Trash on the sidewalks can spell less than great neighborhood. Which in turns means you should buy and sell quickly (most of the time). Renting in those neighborhood could be challenging, especially for the new investor.

Yeah I know that. I both have the book and the CD of it. When I first read it, I really used what was taught and share in there and it really works. Bad things happen when you think of them, and good things ride with you all the time when they are the one you attract to.

Great advice in this thread. In the end, you have to work. Whatever gets your name out there, and gets people to recognize you as an authority / good agent - and you will start getting deals.

I just posted this in the other thread but it seems applicable here as well.
To be successful in any business, you need to be organized, leverage the proper tools, network with other professionals, and build a strong brand. There are several good tips covered in your list. I think becoming an expert in a niche is good. However, you should also choose your niche carefully as it could make it difficult to gain business outside that niche and if the niche does not move enough volume or have enough margin, it could be difficult to make a sustained living.
However, as part of the niche effort, you should also build a personal brand as this is probably one of the most critical things you can do to drive success in that niche.
Business Insider says that a strong personal brand that dovetails seamlessly into a business has the power to turn customer perception into profits.
Your brand is a reflection of who you are and goes hand in hand with your effectiveness. It's your personal brand that drives referrals and recommendations. Even the best sales person would go no where if they don't pay attention to their brand.
Therefore, spend time thinking about what makes you, you. What message do you want people to get about you? Why should a customer select you? What sets you apart? Create a brand and find ways to deliver that branding in your business. Be consistent with your brand and how you deliver it.
Leverage technology to help you drive your brand to consumers. This is not just about websites, this is about how society is using technology in their day to day lives and finding ways to reach them in this new medium.

Concentrate on getting listings in your market area. Don't spend too much time chasing buyers.
