Question for agents about using video for listings.
- Hello,
I'm currently a videograher and I'm researching on how RE agents feel about using video to show their listings and if it would be worth my time to pursue.
You know is it worth it to you , do you feel something you can do yourself, etc.
I've been getting some real good footage of my home, but before I approach agents in my area, I want to make sure it's a marketable service.
I've seen some really BAD video companies and thought, "man, I can do way better then that!" Plus I can't believe what they charge!
My shots are NOT the same ol, same ol and look very professional.
I was thinking of a price point of $99 per home with discounts for multiples, 48/72 hour turn around and I can even host on my profesional video player, not YOUTUBE!
I thought if positive feedback I would contact a few agents and offer a couple of freebee's to get a portfolio going.
Any feed back or help would be appreciated.

If you work my area I might be interested if the quality is there. The problem for you is most agents expect to be able to run their businesses for free. Shoot, around here they still take pictures with cell phones and use the free slide show provided by the real estate mag as their virtual tour, and I'm talking about a $5m listing. pm if you cover my area.

Not for everyone.
I was an early adopter of the video tour and the 800 # dispensing information about the listing. I don't use any of those tools anymore.
I'm old school now. I like to tease, just enough information to get a prospect to pick up a phone and call or e-mail.
I want at least a chance to connect to a prospect personally instead of it being automated. I don't even like fliers, but i do them because the seller thinks they have to have them.
Market the sizzle and not the steak.

Greg, Yeah i know everyone is about FREE, I thought it would be billed as a marketing expense and would be a key selling point to get a listing for a listing(If you let me list your house, I'll use a video marketing, etc)
Vancouver, I would think video would help get the phone to ring because it does create that connection better then photos. The theory being i can look at pics of a car all day, however until i drive it, that's where the connection and appreciation is truly made. Video would be one step closer and they would see something there that intrigues them even more.

When you look at pictures all day you use the pictures to eliminate certain cars from your decision making process before you even take the test drive. Real estate is at that point right now. Houses are eliminated from a wish list based on photos. Nothing we can do about it except put the best photos out the there.

The only way for you to answer your question is to TEST your portfolio and see how it works and how will it drive you to your target.
It is always been through experimenting that you are able to know the results of your work. But - in making as portfolio of your own - be sure to be able to make your video really helpful to those who will watch it.

To Greg, Phoenix, AZ.
I'm to see FIRST if there is a demand for this type of service and how great of demand. Here in phoenix i drove within a 2-mile radius and found only for lease signs, no for sale! I understand not all listing have a sign in front, but I thought it was odd that I found not one!
Of course phoenix has a high foreclosure rate.

Video is content - content is good!
Hi,
Video is good however the most important thing is you have to know how to get the most out of it.
Videos are multimedia content, and they should be used not only to enrich your website listings.
These videos should be reused and included in your social marketing, newsletters, disseminated through youtube, vimeo and more. You have to have plan what to do and you have to have tools to automate this process as much as possible.
Spending $99 for one video that you will use only once is waist of money and time if you think that this video can be source of online traffic for years. This video material can be also edited and mixed and the same apply to pictures.
For example we took pictures of all our properties and all surrounding areas. This material was used to create picture gallery for each property, video slide show for each property, picture gallery with examples of apartments, picture gallery for real estate suburb guide and video slide show for each suburb.
This material has been used for our off and online marketing from flyers to CD, our website, emails and newsletters plus all social media platforms available.
This content has been shared especially online and currently generates tons of traffic = leads.
It might sounds like a lot of work...believe me it is hips of work but....will pays off.
Remember people want to see pictures and love to see videos before show up to see property.
We noticed that listings with quality pictures (no blurred or irrelevant pictures) and video attracted on average 30% more inquires.
Think what all this content can do for your business, new leads and your customers perception of your company will be much better.

Hire professional for photos or video is not really viable due to its cost!!!On the other hand, now the DSLR is affortable with the function of taking short footage!!!

to rezo: yes you can shoot video yourself, just like with the internet I technically can buy or sell a home by myself, however it's best left to professionals to handle what they do best.
For the rest, I think the best way would be to offer a video however you would present in a lead capture format.
For instance on you signage,advertising,marketing,etc. you would have a view our homes on video> they go to capture page> leave their information and you send them a video email of property!
They watch the video, you now have their info, win-win!
