Giveaways to attract sellers

I'm looking for special offers or free stuff to offer to sellers so they'll give me their email address/phone number and I can follow them up and get the listing.
I've tried a guide to selling your home but a lot of agents offer these so it's getting harder to stand out.
Has anyone had success with anything else specifically to attract sellers?
I'd also be interested in any insights into what motivates sellers.

Some people usually use those currently trending items in their marketing strategy, or some even use the time or season mostly to give discounts.

Examples, this Christmas, websites might use the season to give discount to their clients through certain codes that they can get from subscribing to the website and giving their secured personal information.

Some also uses raffle strategies wherein they raffle some items that can be useful ot trending like iPads and that people should subscribe or get a product of the website to be able to join the raffle promos, etc.

Customer service is a mool mantra to attract the sellers. You must provide best services to the sellers as compare to your competitors. You should provide extra facilities, offers to the customers and try to make your profile relevant and real.

How about using direct marketing with a professional sales letter and put something in the envelope that you deliver the letter in to increase the chance of the letter being opened (somthing in an envelope arouses curiosity...).

Make sure that your sales letter is congruent to whatever you put in the envelope.

Example: Put an uncut key in the envelope and then the headline of your sales letter could be "The key to selling you house is etc etc. "

One of the best ways and cheapest things that you can give as a give away for your clients are ebooks that contains information that could really help them. Creating an ebook or just a wonderful PDF file packed with some information for example in basic marketing can really attract users and buyers on your website especially when what you give them are quality to them.

I've seen everything from fly swatters to drawings for a free ipad. Need to figure out what works for you and what you are comfortable with as a representation of your company. Its been my observation that many sellers biggest complaint is communication (lack of). If they feel they are really being heard by their agent, and that its a team effort to get their home sold, they are usually happy.
