    Default Outside-The-Box marketing

    Have you ever held an Open House without a house? When I say, without a house, I mean you are not at a house, nor are you walking customers through to see one. Confused? Step out of the traditional box, or your comfort zone and take a walk through my thought for a moment.
    You have several listings, none of which are suitable for an open house for various reasons, like it is tenant occupied and you don't want to walk buyers through the tenant's premises. The seller isn't comfortable having strangers walk through their house, unattended because there are too many at once. You get the idea, so what do you do?
    If you are lucky, there is a local flea market or farmer's market close to your listings. So print out several flyers for each one of your listings, setup a table somewhere near the entrance to the market or event, get out your Open House Sign, a signatory sheet and start hawking your listings. You can even give something away, like bottles of water on hot day, useful items, like pens or key chains with your logo, a packet of seeds, and most importantly your business card. Your goal is to schedule appointments with buyers for your listings. While you are at it you can offer free CMAs to potential sellers as well.

    I have to look for this way of marketing so that I can better work on it. It is upto us setting up plans and different marketing ways that will be very helpful and even worth necessary.

    There are different prospects of marketing and we need to work on maintaining it properly.

    Its tough enough to get interested clients to come out to see a home. Getting them to come out to talk to you without seeing a house may be even more difficult. If they are willing to meet up with you without seeing the house, its just another step for you to get them to meet with you again.

    I have actually set up a booth at Home Trade Shows a few times.
    A couple of time on my own and other times with a mortgage broker.
    Basically I had a booth with a signs saying "We don't want your listing!" or "No Money Down Investment properties." I got a lot of leads that way.
    I had photos of available properties, talked to a lot of prospective clients, etc.
    Definitely a great networking possibility and best way to build a buyers' list and reputation at the same time.

    I was not suggesting that you sit in the middle of nowhere waiting for somebody to passby so you can grab him with a sheephook. I suggested that you go to an event where people are already coming to, like a farmers market or another type event. I also suggested that you do it near where your listings are located so that the local homeowner is familiar with the property or block and their natural curiousity is peaked to find out how much it is selling for, therefore attaching a value to their own property. Being a New Yorker, I am accustomed to seeing events where large amounts of people attend and normal pedistrian traffic is high comparatively to other areas, so you're right in saying this might not work for everyone, especially for those in the comfort zone.

    This way it will be much better for us getting connected with people in our network and will be helpful for us getting leads.
