So your agent brings you an excellent deal so you buy a property for lets say 1 million.

You have been renovating/designing houses for the last 30 years so you spend another 500k and sells the apartment (That's right folks the house was converted into TIC's) for 2million making a 500k Profit.
(keep in mind that the agent is making commission on 3 million, not 1)

After doing this for so long not only will learn a thing or two but you also get to work with the best people in the business maximizing your profits each time. (not all contractors will screw you)

However there are some problems with this equation. I don;t know how deep your pockets are but I can only do one property at the time. The planning, permits, buying/selling.. It takes time. Not only to mention that you are going to be pretty much broke until you sell the property.


So how about turning this little operation into a business? Any suggestion on how to get investors? Is it worth it? (I never had a partner before) How much would investors expect to make in this type of deal?
