    There are several methods included in real estate appraisal like:

    1. An evaluation of the overall real estate market of the area.

    2. An estimate of average sales time of home.

    3. Notes about serious flaws of the home like a crumbling foundation.

    And many more. In appraising residential properties two methods are mainly use that are Sales Comparison Approach and Cost Approach.

    I would like to hear some more related views or information about this so that, there will be more information we can gather here.

    Yes those are couple of methods they use to get the market value of the property. Primarily what they look at is the proximity of other comps, usually they want to stay with .5 mile radius to the subject property. Also the comps usually cant be more then 6 months old, especially in the current market that we are in. Once they find the comps they will compare them to the subject property and will either subtract or add value depending on different items, such as size, yr build, or any other improvements.

    Real estate appraisals are very useful for a lender/buyer or seller to get a more accurate valuation of their property in the current economy. Tends to be a bit more accurate to base off future predictions as well.

    A realtors value is VERY different and comes from opinion over their experience with that market area, given this may be good for future speculation of an investment but does not meet the hard line valuation that an appraiser will give you.
