Warm prospecting mailings
Hi,
I've been every week on a regular basis mailing to Lis Pendens , Expired and Withdrawns my hand addressed, stamped, 2 page, well written (by my team leader with decades of experience), personalized letter with a business card and 2 promotional items that will separate me from the rest and following up with a call to those that I have numbers to.
In other words I'm doing everything I'm suppose to do according to experienced brokers and team leader on a consistent basis and getting zero results.
I feel that all that stuff about stamping and addressing the letter to get them to open it and then saying the right thing and personalizing the letter and including some gimmick to stand out from the rest is a bunch of bull.
They are either interested in listing or not, no matter what I do.
So my question to every successful Realtor out there is:
Can I have as much luck if not more with a beautiful full color postcard that will be a hell of a lot easier and cheaper to mail?
All help will be appreciated, just don't tell me to knock on doors, I'm only talking about mailings here.

I wish I had a good answer for you. I have tried all sorts of mailers with always about the same results no matter what I did. Expireds are just hard to work. You're right though nothing you write will make people want to sell real estate. Either they do or they don't.

If you are "doing everything [you] are supposed to do" and still seeing zero results, you may need to take a step back and reevaluate your entire approach from the top down. Nobody will be able to tell you how successful your proposed mailings may or may not be. Marketing starts with understanding your prospective clients. Get to know your potential clients and local market, learn how they like to be communicated with and through what media, and learn the most important factors to them that will help induce a conversion. Once you understand these things, creating a plan to market to these people will be much easier.

I have had similiar results to yourself, mailing out material to a cold list rarely works. I have found that mailing works best when you are following up with potential clients.
