Using Social Media Marketing As A Real Estate Agent
For an established agent in the real estate market you may think you have gotten by all right without it but you need to do more than just get by. Whether you are first starting out or been in the business for years you need to make sure that you have a pulse on the current trend to stay with the current market for your growth and for new clients to find you. Ignoring the fact of the importance of social media marketing is a risk you should not be willing to take.Getting started with world of social media is easy when you know what to do. If you do not have the technological skills to do it hire those who do. Find a way to get into the pool even if you do not know how to swim effectively. Here are a few tips on the road of getting started.
Website: Most people are on a website for their real estate needs but you should also have a website built that is for the community or areas that relate to your business. But it does not have to be about real estate. If you build a site that will benefit the community and give information that people use for contacting one another then you can add your business information in it as well soft selling your reason for the site. Giving more than you get always equals a positive influence on your community and people will respond to it.
Blog: Using blogging to reach people is also a great idea. You are able to choose a topic that you are passionate about and get a following. Say you specialize in reverse mortgages. Blogging about it and reaching the community with talking about walking your parents through a reverse mortgage, for example, will help those who are going through it. These certain subjects that relate to your business are a great way to go.
eNewsletters: Using an eNewsletter is the one of the easiest ways to use social media marketing. Sending out a weekly or monthly viral newsletter about topics pertaining to current issues can benefit and spark the readers to view it. Place your company information at the bottom so people know where to find you but use the newsletter to talk about other things. Join the chamber of commerce and soft sell your business while networking just like everyone else.
Join Forums: Finding forums is another great way to get out there in social marketing. You can talk about related issues and give advice. Add a link to your conversations to ensure people can find you if they want to but talk on the forum because you care and give advice to those who need it.
The social media marketing that you effectively use will build your business and increase your lead potential. Using Medias such as Facebook and Twitter are also very effective. Use a Facebook that is exclusively for business purposes if you have a separate personal one.

Today every real estate agent is doing social media optimization for increasing the no of prospect to convert them in leads and targeting mainly the forums and social media and networking sites for it.
They are really putting their head to toe efforts in it and thus earning all the better sources here.

yes i am agree with you social media is a good medium for real estate agent to achieve his target.

Social media is cool. But, I have a question here.
When I go to facebook, I like to check what my friends are doing, if there is any update for me etc. I do not visit facebook when I need to find a property agent. I use search engines to find brokers - being present on social media is definitely important, but can I expect business there?

Yes, you can surely get the business from social media sites but, it is better to target Twitter, MySpace and Linked In. Twitter is very advantageous and maximum people are accessing to get the business. Linked In other then this, is very professional platform and here you have to show how progressive is your business so that to get the marketing.

I see your point BUT you can ABSOLUTELY generate business using Facebook... Here's how...
1. Target Real Estate Investors, other Agents, past customers and target potential prospects.
2. Share VALUABLE INFORMATION that would be interesting to all.
For me I like to think of myself as the "Social Media News" for my friends. If I find something cool or valuable to share... I SHARE IT!
Or even better I create it and then share it!
Will everyone love this? NO! But who cares! You are only interested in the ones who are interested in hearing what you have to say!
Something i teach my clients is... "Funny Is Money"
Sharing FUNNY stuff will always build good will and points with your audience.

Absolutely you can create a "PAGE" for your Real Estate Business!
Just follow these easy steps and within 5 minutes you will have a Page up and rockin!
1. Go to... facebook.com/pages/create.php
2. Choose the right side box called "OFFICIAL PAGE" (do NOT choose "Community Page" because if you do then Facebook can take that page from you if it grows to 1000's of fans)
3. Choose "Local Business" and then from the drop down list choose "Real Estate"
4. Naming your page - There are a few options here such as...
A. Personal Branding Option -
ie. Kevin DaSilva - Social Media Money Master
*** Name - Profession Or Brand/Slogan
B. Area Exclusive
Rhode Island Social Media Consultant
C. Strictly Keyword Targeted
Social Media Consultant, Speaker & Trainer
This is completely up to you... However, your goal in using Facebook is to be seen as a Local Celebrity Real Estate Agent.
When we see people on Video, listen to there audios and so on.. We start to see them as Celebrities. And as "CHEEZY" as
this sounds.. IT WORKS!!
5. Your Page is Created... Now What?
Now you need to add 3-5 pieces of VALUABLE CONTENT!!!!!
This should be "Facebook Notes, Videos Or Links to Blogs Posts" on topics that will provide value and answers your prospects questions like...
The 7 Biggest Mistakes To Avoid When Buying Your 1st Home
Can You Really Get The Maximum Selling Price On Your Home In This Economy?
***This type of title will work BEST as it asks a question and provokes Curiosity! Which the
prospects brain, as will anyone who reads that line will want to know the answer because that
is what are brains are wired to do! So the will in a sense HAVE TO KNOW!
6. Now you need some a "Fan Base"
The easiest and fastest way to do this is to "Suggest Your Page To Your Friends"
If you go to your fan page, underneath the Picture used, you will see 3-4 links... One of which will say "Suggest To Friends"... Click this and start inviting friends. Those that you invite will be grayed out so you will NOT be able to invite them again so you do NOT have to worry about inviting the same people twice!
Do this everyday by inviting as many friends as Facebook will allow.
I could literally go on for hours BUT I will stop here and see if you have any specific questions for me as I would be glad to help.

Finally, to the early point about using Twitter, LinkedIn, etc... THIS IS RIGHT! And I would also add in there Squidoo, YouTube and Article Directories.
BUT if you know how to use Facebook, then these others will NOT compare when all is calcualted... Which I could explain BUT I have already talked to much.. lol
