    Okay, so is the home seller left to do all of the negotiating, contract writing, title work, etc on their own? Sure they can save thousands, but it will require them to handle so many contractural duties that many sellers would become overwhelmed.

    Yes. I would use a flat fee or discount realtor. Check out the youtube video on how they can save you money.
