Generating real estate leads
This is my first post so I hope this information is useful.
There are three steps to creating a good lead generation mechanism.
Step 1. Web page/domain name
If you have your own website skip below. If not search and buy a domain name that directly reflects your purpose. Example usedmobilehome.co.cc, milliondollarhomes.com Alabamafarmland.com ect. By doing this we are targeting the search terms used to find your service/product.
Website owners - Create a directory that matches the search term you need.
example: abcrealty.com /alabama-mobile-homes
Step 2. Lead forms
The form is used to submit information via email from a website. You can find web services that allow you to create a form. Follow the steps on the site and all you do is copy and paste the code into your page. The downside to this is you don't have 100% control over the information collected. Admins for the site have the power to view your account including all data collected by you. They can also track where your leads are coming from. (That's the information you should guard.) So using a form service or "email" marketing service is easy but you are sharing data.
If you have a website you can have software installed on your server. That will allow you to control the information. All inquiries go to your server and stored in your database.
Step three - Lead page
Create a page that is Exciting, grabs attention and makes them feel if they don't take action they will miss out on something. This is where your years of sales skills come into play. Speak to them with urgence, only 1-2 in 100 that leave without filling it out the first time will return to do so.
Follow through, make good on what you promised in the pitch and the lead should be excited to see you and make a deal for their new home.
This is a start, your next action is to find places to advertise. Track your results, make small changes and track some more. Go with what is working, throw out what doesn't.

Good post Stan! The only thing I would add is to make sure that your lead forms and/or lead pages are easily located for users. Try to make sure that the "call-to-action" is above the fold, is noticeable/easily identifiable, and that the form is a healthy compromise between encompassing enough data to provide you (the business) with the lead information needed, while at the same time being concise and straight-forward enough that visitors (potential leads) are willing to take the time to fill out the form. Doing so should increase the number of visitors to your site that are converted to actual leads.

generating leads
I have promoted lead generation for agents for years...these on-site tips are great. There's also, tricks to promoting and gaining traffic. I'm a personal representative of the above mentioned agency that can provide services to help with this process. Especially, the ever evolving and growing flow of traffic to generate leads.
I believe it is good to have a service to help with lead generation marketing. Think about it, since they know where the leads are, they are able to bring those leads to you! Which is what internet marketing is all about getting the leads to you so you can focus on what you do best...selling!

In other words, you will be cold-calling strangers, in an age when cold calls are dying out. This is not the best way to approach real estate lead generation. When I listed a home on the MLS a few years back, I was annoyed at the number of real estate folks who contacted me each day. "Do you have an agent? Need help selling your home? Can I come over and give you a CMA?" It struck me as both desperate and annoying. There is a better approach to real estate lead generation!

I'm on board here with Contractor Florida. Just because you force a visitor to fill out a form handler, will not necessarily improve your conversion. Only 2-3% of these form completers end up being responsive if you call them anyway. That's a LOT of wasted time. Why not give your visitors the resources to do their own research, and then reach out to you when they are ready to act?
